Excel works off-market, which means listings can never be public and brokers must never be able to see or contact each other. At the same time the principal was personally answering every broker enquiry — the bottleneck was not lead volume, it was the hours spent reading context and writing replies.
Our Approach
We treated this as two problems with one system. The access model came first: a closed platform where each broker sees only exclusive listings and their own deals, and every message routes to the principal alone. Then we put AI on the reply path — not to answer on anyone's behalf, but to do the reading and drafting so a human only reviews and sends.
What We Built
Brokers log in to browse off-market listings, send an enquiry straight to the principal, and track their referred deals and commission on a personal page. Behind it, AI endpoints generate a lead brief from the enquiry, draft the reply, and triage what needs attention first. n8n handles notifications, Supabase handles auth, data and listing media, and the whole thing installs as a PWA so it works from a phone home screen on site.
